Why should I rent an Orlando vacation home as opposed to hotel rooms?
Our Florida vacation homes and condos are beautifully decorated and fully appointed. The locations are superb- nobody has homes closer to the attractions than us - and the value for money of our Orlando vacation homes is phenomenal, especially when compared to similarly priced hotels. It is a real pleasure, after a hard day at a theme park, to return to your own 'home from home' to relax. At the same time, your your children can use up their excess energy in your own private pool or join friends at the community pool. We have condos and homes with 3, 4, 5 & 6 bedrooms, the largest of which accommodate up to 14 persons together under one Orlando vacation home roof!
How do I know you will have an Orlando vacation home acceptable to me?
First of all, because our company has, since 1993, flourished by dealing honestly and sincerely. All our Orlando vacation homes are in the Disney ® Area and we do not rent out a home or condo in which we would not be comfortable ourselves. All properties are all well maintained and we are continuously adding brand new properties to our inventory in order to be able to offer to you the area's finest vacation homes in Orlando. However, like any property, there may be times when things malfunction or something happens beyond our control. Therefore, we offer you this guarantee, if, for any reason whatsoever, you are not happy with your allocated property we will either arrange to fix the problem immediately (more serious malfunctions may take longer) or else allocate an alternative home to you. (We have over 300 homes to choose from!) In the unlikely event that we are unable to find a home that meets your requirements within 24 hours, a full refund of all but the first night's stay is automatically made to you.
Which Florida vacation home will I be allocated?
When you look at the pictures of the Orlando vacation homes and condos we have to offer, you will notice how beautiful they are. These photographs are of our actual homes! When you place your reservation, we guarantee you will receive at least the number of bedrooms and bathrooms you ordered and you will be within 10, maximum 15 minutes, drive of Disney World ® and generally within 3 miles of Hwy 192 . As with reservations placed with hotels, you aren't necessarily given the room number - or in this case the house address - until you check in. Properties are generally allocated to reservations just prior to the arrival date and the home allocated depends on the arrival and departure of the homeowner's own bookings, those of our other guests, the general availability of properties, last minute extentions or pressing maintenance issues. This procedure allows us to operate our very lenient cancellation policy and for our guests to benefit from being usually (but not always) able to extend their stays without moving into a different property.
For those guests only willing to make a reservation with us if they can see the actual property they will be staying in, we have a special website www.1st4floridahomes.com where this can be arranged, although reservations in these properties are generally only available for visits of 7 days or more and arrival and departure must generally be on a Saturday.
Do you ever provide free upgrades?
Yes, very often in fact. You may possibly receive a 4-bedroom Orlando vacation home instead of the 3-bedroom home you have booked. There is also a chance that when you reserve a condo that you will receive an Orlando pool home instead at no extra charge! We always do our best for our owners to fill their homes and often achieve this by upgrading our bookings into a higher catagory - although don't rely on that to automatically happen and we cannot tell in advance if it is possible!
How do I make a reservation for an Orlando vacation home?
It's so easy! First, check out the rates page of our website for the size of property and time of the year you want to visit. Then place a call or complete the on-line form to check availability and/or to make a definite reservation. Just use your credit card to pay for the cost of your first night's stay. Payment for the balance of your stay is then made once you have arrived and it can be made with cash, traveler checks or any major credit-card. The only exceptions to this are Easter and Christmas/New Year bookings which may require full payment in advance.
What If I need to cancel my reservation?
Unless you are booking a specific property, you may cancel for any reason up to 30 days prior to your arrival, without penalty. Cancel within 30 days and your forfeit the first night's stay for which you will have already paid. This does not apply to some peak season dates for which you will often be required to pay a non-refundable downpayment with the full balance due 30 days prior to arrival, nor does it apply to bookings made for specific properties, whereby again a non-refundable downpayment is required with the full balance due in advance of your arrival. How do I pay the balance for my Orlando vacation home rental?
You pay upon arrival, when you check in and register. If you arrive after usual office hours (see procedure below), just stop in the next morning to register and settle your account. We are happy to accept cash, traveler checks, a money order, cashier's check, Master Card, Visa, Discover Card or American Express. Although you may prepay three weeks in advance with a personal or business check, we cannot accept a personal or business check on arrival. No checks, even cashiers checks, can be accepted for an amount higher than the rental amount.
Where do I check in for my Orlando vacation home?
At the ELITE HOMES check-in center at 5505 West Irlo Bronson Hwy (Hwy 192), at the Rock Church Plaza, by Marker Post 10, just two lights West of Poinciana Boulevard. Don't worry - we send you detailed directions with your confirmation. Check-in time is any time after 4 p.m. although you are most welcome to arrive earlier if you wish and provided the Orlando vacation home allocated to you has not been used the previous night then you may register and take early occupancy without any extra charge. If it has been occupied the previous night it will need to be fully cleaned and you would therefore not be permitted to enter till the cleaners have completed their task. If you arrive after 6 p.m. the key and directions to your property will be in our lock box right outside our door, the code to which will be included in your directions. If you have any questions or problems, you will have an emergency number to call 24 hours/day, 7 days/week.
How far is my Orlando vacation home from the check-in center?
All our Florida vacation homes are located, as is our check-in center, within 10 - 15 minute's drive of Disney World. You will, in most cases, be in your allocated property within 5-15 minutes of leaving our office. Shops and supermarkets are in abundance along Hwy 192 so you have ample opportunity to stop for provisions en route to your vacation home, should you wish to do so.
What is provided in the vacation home?
Our Orlando vacation homes are fully equipped with all linens and towels as well as a washer, dryer, oven, dishwasher, microwave, stove, refrigerator, toaster, coffee-maker, blender and all dishes, utensils, silverware, plates and drinking glasses. There is cable TV to at least two TVs, a VCR and/or a DVD, a music system, a hair-dryer, an iron and an ironing board. Each bedroom sleeps two persons in either double (King, Queen or Full) or twin beds and there is a pullout sofa bed in the living area. Each house has a two-car garage, although occasionally owners will maybe use one of the spaces to store their own car. If you have any special requirements, please let us know when making your reservation so that we may enter these as requests with your booking details.
Is there anything that is not provided?
There are a few things you may want to be sure to pack. We do not provide the large pool towels. You will need these because the pool water would bleach out the bathroom towels. Most homes, for hygiene reasons, do not provide washcloths. Also, the small "consumable" items like toilet paper (other than an initial supply in each bathroom), dishwashing soap, hand soap, shampoo, laundry detergent, trash bags, paper towels, spices, coffee, sugar, cream etc, are not provided. Often, however, the previous guests may have left some unused supplies - and our cleaners have instructions not to remove these - so it would be wise to leave the purchase of these items until you have arrived and see what you do and do not have.
How do I check out of my Orlando vacation home?
The home must be vacated by 10 a.m. unless you have paid for the next night's stay, in which case you may depart at any time that day or night. The keys must be returned to where you checked in.
